All sites are sold as seen; they are a long-term speculative investment with no planning consent, as is reflected by the price of the plots.
In some instances, we are able to offer plots of land with planning consent if this is preferred, but prices are substantially higher. (subject to availability, contact for more information).
All sites are subject to UK planning law; if you’d like more information, please contact the local authority or someone who specialises in Planning law.
About planning consent.
No matter the situation, planning consent is always needed to develop onto your plot of land. Whether you are developing land, extending buildings or changing the use of land, consent is needed from the area council.
Some minor developments however, such as creating a small extension to your house or temporarily changing the use to your land, may be defined as ‘permitted development’ and so may not need a specific planning application. Regardless of whether or not you need to apply for planning consent for your work, you may still need other kinds of approval and seeking professional advice is always encouraged.
This is why purchasing land with existing planning consent is always a substantially more costly choice, where as land without planning consent in most cases costs substantially less due to the speculative nature of the investment.
Factors such as being close to existing development, having amenities on or around the land, being in an area potentially earmarked for future development are a contributing factor when realising a profit in the future.
